How to Jump Start Sales With Pre-Spring Promotion

It may be hard to tell where you live but the winter is slowly coming to an end and the spring is just around the corner.

Even though this has been one of the most brutally cold winters on record you should still be focused on heating things up in your area with pre spring promotion.


Here’s 3 ways to Jump start sales:


#1 – Target Investors.

Investors could care less about the ENDLESS issues that retail buyers get all tied up about.

They are simply playing a numbers game and they know that they cannot make money off of a house this season if they don’t buy a house this season.  Therefore, focusing on investors in the pre spring is a winning strategy.

This works because they will make offers (usually all cash offers) while retail buyers browse.

This will leave you with commission checks you can cash instead of time wasting showings with retail buyers who are actually just kicking tires, early in the sales season.

How to target investors?

Use a MLS search or other data tool and sort by all cash sales in the area of your listing.  Whoever is buying a house for cash is likely looking to buy more.  Contact these individuals and offer to show them your listing.


#2 – Offer pre spring incentives.

Holiday sales work well because they are time sensitive and force consumers to make a decision or miss out on a great deal.

Likewise, planning a pre-spring special for your listing can also be very effective.

For best results don’t discount your asking price instead offer incentives that frozen cold people would be interested in taking advantage of like a trip to Miami for a closing by April 15th for example or a free round trip air fare to Las Vegas, etc.


#3 – The Internet

Regardless of how cold it gets outside the temperature is always perfect on the internet.  This is a great way to show off your listings without bringing your prospective buyers out in the cold, sleet, and rain.
